Bastrop and Central Texas
Changing chapters? Let's get you from here to there.
I've sold real estate in Texas for 33 years, over 20 of them in Bastrop County, and I own my brokerage. When you hire me, you get me: the broker who handles the acreage, the historic homes, and the difficult transactions that happen when life throws a curve ball.

Who I help
People who are changing chapters. Downsizing, upsizing, moving closer to family, or starting something new. You know where you want to end up. I help you figure out what to do first, in what order, and when.
Selling
Price it right the first time.
- Your first weeks on the market are your most valuable. A wrong price kills momentum, and the buyers who circled early don't come back.
- Open houses don't sell houses. The right marketing does. I build buyer interest before your home ever hits the market, with teaser photos and social media, so there's a buyer pool on day one.
- Neat and clean sells. Every photo and video is polished: lids down, lights on, clutter out.
One resort-style property I listed drew 3 offers over list price.
Buying
Choosing your agent is a financial decision.
- Experience shows up in your final number. I know how hard to push, and when.
- New construction? I go to every inspection stage with the builder, even when you're out of state.
- Looking for something that isn't listed? I'll go find the owner and bring them to the table.
In April 2026, my buyers closed at $378,000 on a home listed at $395,000, plus $5,000 toward closing costs and $1,500 in repairs. It appraised above the price they paid.
The properties I know best
Farm, ranch and land
Acreage, water, access, floodplain, minerals, and Houston toad habitat. I sell dirt, and I know the questions to ask before you buy or list it.
Historic homes
A home with history deserves more than a cookie-cutter listing. I tell its story in its best light.
New construction
Price, upgrades, contracts and inspections. I protect you from start to finish.
Investment and commercial
Buildings, highway frontage and land for your next project.
About Susan
I grew up in real estate. My mom, Lillian, was a broker. At 9 I was putting up yard signs with a wood mallet. Later I took listing photos for the newspaper ads and cleaned listings for pay.
I got my license in 1993 and opened my own brokerage in 2005. After 33 years, I can read a room, predict what the other side will do, and keep my clients calm when the deal gets hard. I herd people for a living, and I take that seriously.
